Curb Appeal: How to Improve the First Impressions of Your Home

Curb Appeal: LandscapeMost homeowners focus their remodeling efforts on the interior. However, think what happens when a potential buyer drives up to your property. The first thing this potential buyer is going to notice is the exterior of the property. This is where home staging comes in. This allows you to maximize the selling price of your home by setting the psychological tone of the viewing of your property.

Most people make their first impressions very quickly, often within the first twenty seconds of looking at a potential property. Your home may look amazing in the inside but if it doesn’t attract the buyer on the outside, it will be counted out! I’ve had many clients who just upon looking at a home from the outside, due to a lack of attention on curb appeal, have ruled out the home! Although sometimes they may change their mind when they step inside, the first impression has been set and it is often very difficult to change that.

Another great aspect of improving the curb appeal of your home is that you’re getting a major competitive edge over other homes on the market. If your home has similar characteristics to another home but your home has a superior exterior appearance, your home will win out and will be purchased much more quickly. This means you get your money quicker!

Simple improvements that anyone can do include applying a fresh coat of paint to siding and doors. Power washing the entire exterior can clean up any dirt that has accumulated. If there are any cracks in the driveways or walkways, fill those up. Refresh the landscape of your home with a shot of fertilizer to your lawn. Plant fresh flowers or potted plants. Make sure all railings are tight and secure.

Some improvements may be more costly but they often overcome visual eyesores that might give buyers cold feet. Do you have any windows that might have been damaged? Replace those.

Make sure to take a look at your roof. The roof counts for about 40 to 60 percent of the exterior view of a house. Damaged shingles are a very common problem for homes in the Kendall, Homestead, and South Miami areas of South Florida due to a rash of recent hurricanes. Buyers become very nervous when they see a damaged roof, even if you know that it may only be a few shingles, the buyer sees it as roof damage. Fix your roof.

Some other tips include trimming bushes to below window height, keeping the lawn mowed and edged, storing toys and equipment out of sight, fixing lighting, and securing screen doors.
