1. Leverage enables you to utilize the money you have available to invest to make the biggest financial impact possible. Although there are many investment options available, real estate is one of the few that allow you you to finance your purchase. This doesn’t work in the stock market. Imagine trying to buy $250,000 of stock using none of your own money – and even if you could do it, try to also keep most of the profits when the stock appreciates. A lender would never allow it! Real estate investors have access to an investment opportunity that is incomparable. Real estate investing allows you to generate tremendous returns on investment (ROI) while you put put little or none of your money into the investment. As long as you have the knowledge and the right professionals on your real estate team, real estate can give you an amazing return on investment (ROI).
2. Positive cash flow allows you to have an investment that is self-sustaining. First off, you can often use other people’s money to fund the initial purchase price of the property. Then, income from your tenants can support your mortgage, maintenance, and taxes of the property while the market value of your property goes up!
3. You have ultimate control over your real estate investment. In the stock and bond market, you don’t have much control over the Federal Reserve or a corporations board of directors. However, you can manage your asset the way you want! You can add upgrades to your property to improve its long term appreciation or can you leave it as its just to reap the benefits of its cash flow. These choices and decisions are ultimately yours.
4. Investing in real estate gives you security over unseen uncontrollable events in your future. In the stock market, any given stock’s value can fluctuate wildly, often due to factors outside of your control. These factors can be a change in market demand, natural disasters, or labor issues. Real estate is insurable against many of these uncontrollable events – which gives you a sense of security that your equity is always fully protected. Real estate will always be in demand as long as people need places to live! Remember the old saying by Mark Twain, "Buy land [real estate], they’re not making it anymore!"
5. Real estate investments offer great tax benefits. By investing in real estate, you can often write off both your mortgage interest and the maintenance expenses of your asset! What this means to you is that you can receive tax advantages for building equity while increasing the value of your asset!
No matter if the market is up, down, or sideways there are always opportunities in the real estate market. I truly feel there is no better investment available to ensure your financial future.
