		<description>Great observations on what to renovate and what not. Personally, since I spend lots more time in the kitchen than in the bathroom, given a choice my &#039;druthers as a purchaser would be for nice kitchen. Please don&#039;t feel locked in to gloss paint: it&#039;s ugly, it makes the room look smaller, and it&#039;s hard to paint over. Newer flat latex paints hold up just fine in bathrooms and kitchens and are no harder to clean than the shiny stuff.

BTW, I wouldn&#039;t characterize swimming pool care as exactly &quot;back-breaking.&quot; I&#039;m an old lady and I care for my pool almost 100% by myself, except for having a pool technician come around once or twice a year to dismantle and clean out the DE filter. In my (doddering!) experience, it&#039;s anything but difficult. I&#039;d rather take care of a pool any day than mow a lawn or mop a floor!</description>

The cracked lightswitch plate you may have taped to get by on, the ripped shade on the window-- these are big turnoffs to buyers. And as you mentioned- dirty walls or outdated wall colors. Potential buyers see poor upkeep and then begin to look for big problems- and soon talk themselves out of the buy.</description>
